ข้อมูลจากศูนย์ข้อมูลอสังหาริมทรัพย์ หรือ REIC ระบุว่า ไตรมาส 1 ปี 2569 จำนวนที่อยู่อาศัยที่ได้รับใบอนุญาตจัดสรรที่ดินลดลง 45.7% เหลือ 5,783 หน่วย ขณะที่จำนวนที่อยู่อาศัยที่ได้รับใบอนุญาตก่อสร้างลดลง 50.2% เหลือ 27,870 หน่วย
ตัวเลขดังกล่าวสะท้อนภาพผู้ประกอบการที่กำลังเหยียบเบรกการลงทุนและระมัดระวังกับโครงการใหม่มากขึ้นอย่างเห็นได้ชัด

สิ่งที่กำลังเกิดขึ้นไม่ได้จำกัดอยู่เพียงการลดจำนวนโครงการใหม่ แต่เริ่มเห็นการเปลี่ยนมือของสินทรัพย์ เมื่อผู้ประกอบการบางรายนำที่ดิน รวมถึงโครงการที่ผ่านกระบวนการ EIA และมีความพร้อมในการพัฒนา ออกเสนอขายให้กับผู้ประกอบการที่มีฐานะทางการเงินแข็งแรงกว่า
เบื้องหลังปรากฏการณ์นี้คือแรงกดดันหลายด้านที่เกิดขึ้นพร้อมกัน ทั้งกำลังซื้อที่ยังอ่อนแอ ต้นทุนทางการเงิน การระดมทุนที่ยากขึ้น รวมถึงสถาบันการเงินที่ระมัดระวังมากขึ้นในการปล่อยสินเชื่อเพื่อพัฒนาโครงการ
ในสถานการณ์เช่นนี้ “เงินสด” จึงมีความสำคัญมากขึ้น
ผู้ประกอบการอาจมีที่ดินหรือโครงการมูลค่าสูงอยู่ในมือ แต่หากสินทรัพย์เหล่านั้นยังไม่สามารถสร้างรายได้ การถือครองต่อไปก็หมายถึงต้นทุนและภาระทางการเงิน
การขายสินทรัพย์บางส่วนจึงอาจเป็นหนึ่งในวิธีดึงสภาพคล่องกลับเข้าสู่บริษัท
ปัญหาไม่ได้อยู่แค่ “คนอยากขาย” แต่คือ “ใครพร้อมซื้อ”
เมื่อมีสินทรัพย์ออกสู่ตลาดมากขึ้น คำถามสำคัญจึงอยู่ที่ว่า จะมีผู้ซื้อที่พร้อมรับสินทรัพย์เหล่านั้นมากเพียงใด

ตลาดเดียวกันจึงสามารถเป็นทั้ง “วิกฤต” ของผู้ที่ต้องการเงินสด และ “โอกาส” ของผู้ที่มีเงินสดพร้อมลงทุน

ข้อมูลจากศูนย์วิจัยกสิกรไทยสะท้อนความเสี่ยงด้านเครดิตของธุรกิจพัฒนาอสังหาริมทรัพย์ที่เพิ่มขึ้น ท่ามกลางความท้าทายเรื่องสภาพคล่องและการระดมทุน
อัตราส่วนหนี้สินต่อทุน หรือ D/E ของผู้พัฒนาอสังหาริมทรัพย์อยู่ที่ประมาณ 1.38 เท่าในไตรมาส 1 ปี 2569
ขณะเดียวกัน สินเชื่อ Pre-financing สำหรับการพัฒนาโครงการที่อยู่อาศัยในระบบธนาคารลดลง 6.5% เมื่อเทียบกับช่วงเดียวกันของปีก่อน
ภาพดังกล่าวสะท้อนว่าทั้งผู้ให้กู้และผู้ประกอบการกำลังเพิ่มความระมัดระวัง การเปิดโครงการใหม่จึงไม่สามารถพิจารณาเพียงศักยภาพของทำเล แต่ต้องมองถึงยอดขาย ความสามารถในการระบายสต็อก ต้นทุนเงินทุน และกระแสเงินสดควบคู่กันไป
ไม่ใช่ทุกบริษัทกำลังล้ม แต่ตลาดกำลัง “คัดคน”
แม้แรงกดดันเพิ่มสูงขึ้น แต่สถานการณ์ดังกล่าวไม่ควรถูกตีความว่าผู้ประกอบการอสังหาริมทรัพย์ทุกรายกำลังประสบวิกฤตทางการเงิน
สิ่งที่กำลังเกิดขึ้นคือความแตกต่างระหว่างผู้ประกอบการแต่ละกลุ่มเริ่มชัดขึ้น
บริษัทที่มีภาระหนี้สูง มีสต็อกจำนวนมาก ยอดขายชะลอตัว และต้องพึ่งพาเงินทุนจากภายนอก จะเผชิญแรงกดดันด้านสภาพคล่องมากกว่า
ตรงกันข้าม บริษัทที่มีเงินสดสูง ภาระหนี้อยู่ในระดับบริหารจัดการได้ และมีงบดุลแข็งแรง จะมีพื้นที่ในการตัดสินใจมากกว่า และอาจใช้ช่วงตลาดชะลอตัวเข้าซื้อสินทรัพย์จากผู้ประกอบการที่ต้องการเงินสด
นี่จึงอาจเป็นจุดเริ่มต้นของการเปลี่ยนมือสินทรัพย์ระลอกสำคัญในตลาดอสังหาริมทรัพย์ไทย

Pressure across Thailand’s property market is becoming increasingly visible as some developers slow investment, reduce new project launches and put land or development-ready projects up for sale in an effort to convert capital-intensive assets into cash.
With household purchasing power remaining fragile, preserving liquidity is becoming increasingly important for developers that once focused heavily on acquiring land and expanding their project pipelines.
According to the Real Estate Information Center (REIC), the number of housing units receiving land allocation permits in the first quarter of 2026 fell 45.7% to 5,783 units, while units receiving construction permits dropped 50.2% to 27,870.
The figures point to a significant pullback in new development activity and a more cautious approach across parts of the industry.
Selling assets to unlock cash
The slowdown is no longer limited to postponing new launches.
Some developers are reportedly offering land and projects that have already passed Environmental Impact Assessment procedures to financially stronger buyers.
Several pressures are converging: weak purchasing power, financing costs, more difficult fundraising conditions and tighter lending standards for property development.
In such an environment, liquidity becomes increasingly valuable.
A developer may still own valuable land and projects, but assets that are not generating sufficient revenue can continue to consume capital and carry financing costs.
Selling selected assets can therefore provide a way to release cash and strengthen liquidity.
The bigger question: Who is ready to buy?
As more assets come onto the market, another problem emerges.
Sellers may need cash, but there may not be enough financially capable buyers to absorb every property or project being offered.
That imbalance could gradually shift bargaining power toward buyers, particularly for assets outside prime locations, projects requiring substantial additional investment, or sites with weaker development prospects.
For large developers with strong balance sheets and significant cash reserves, however, the same environment may present an opportunity.
They can selectively acquire high-potential land or projects from sellers seeking liquidity, potentially on more favorable terms than during a property boom.
The same market can therefore represent financial pressure for one developer and an acquisition opportunity for another.
Banks turn cautious as funding conditions tighten
Kasikorn Research Center has highlighted rising credit risks among property developers amid liquidity challenges and more difficult fundraising conditions.
Developers’ debt-to-equity ratio stood at around 1.38 times in the first quarter of 2026.
Meanwhile, bank pre-financing for residential development reportedly declined 6.5% year on year, reflecting greater caution among both lenders and developers.
Launching a new project is therefore no longer simply a question of whether the location is attractive.
Developers increasingly need to consider sales velocity, unsold inventory, financing costs and cash flow before committing capital.
Not every developer is collapsing — the market is separating winners from the vulnerable
The current pressure should not be interpreted as evidence that every Thai property company is facing financial distress.
Instead, the market is increasingly separating developers according to their financial strength.
Companies carrying high debt, large inventories and heavy dependence on external financing are likely to experience greater cash-flow pressure.
Companies with strong cash positions, manageable leverage and healthier balance sheets have significantly more flexibility.
They may even use the downturn to acquire attractive assets from competitors seeking liquidity.
Thailand could therefore be entering a significant period of asset transfers and industry consolidation.
From “buy land and build” to “preserve cash and select assets”
The next indicators to watch extend far beyond the number of new projects launched.
Land prices, distressed or strategic asset sales, bank lending standards and the recovery of household purchasing power will all play important roles in determining what happens next.
If demand remains weak while developers continue prioritizing liquidity, pressure on the property sector is likely to persist.
The broader strategy of the industry is consequently shifting from aggressive land acquisition and project launches toward cash preservation, inventory reduction, selective investment and balance-sheet management.
When more owners want to sell but the pool of buyers remains limited, those with strong cash positions gain greater negotiating power.
In this phase of Thailand’s property cycle, cash may be more than liquidity — it could determine who gets to choose the best assets and who sets the terms of the next round of the market.
